BioPartner Center Leiden

Description
Leiden Bio Science Park has two “incubator” buildings: the BioPartner Center Leiden I at Galileiweg 8 (former Wassenaarseweg 72) and the BioPartner Center Leiden II (formally known as the Academic Business Center (ABC), Niels Bohrweg 11-13). As their name suggests, these “incubator” buildings are equipped with all the facilities that young life science start-up companies need to start growing: laboratories, office space, central facilities, conference rooms, use of the university library system and IT support.
Also part of the BioPartner Center Leiden is the new Accelerator building (J.H. Oortweg 21). Companies that are beyond the stage of start-up and get too big for the incubator can make the move to the Accelerator. The Accelerator can only be moved to if a company was first established in the incubator of BioPartner Center Leiden.

Space and availability

Snellius Alpha laboratory and office building

Located at the Snellius site at Niels Bohrweg, near the A44 motorway

Description
The Snellius Alpha building is the first in a series of intended redevelopments on the Snellius site which, after the existing Snellius building has been demolished, will ultimately result in eight buildings, with a floor area of approx.4,000 m2 each, in a carefully designed urban composition. Snellius Alpha will provide mixed-use options and can be subdivided in a flexible way to facilitate a straightforward interchange of office and laboratory use. Snellius Alpha will be given a striking, high-quality entrance, partly by using high-grade materials for the façade. Energy-saving measures and sustainability will be important considerations in the design. General facilities will be incorporated in consultation with the building’s users. All usable spaces will have the same installation engineering specifications, so that laboratory and office spaces can be easily interchanged. Company names and logos will be placed in and around the entrance so that they are clearly visible. Parking facilities will be located centrally between the buildings. Ample parking will be provided.

Space and availability
The Snellius Alpha building will have a total lettable floor area (lfa) of approx. 4.000 m2, which can be used for both laboratory and office purposes. The flexible design means that use of the space is interchangeable. The building is intended for life-science-related companies and will be constructed once a sufficient pre-lease level has been reached. Construction will take approximately 18 months. Partial letting is possible.
